The house interior and exterior areas should be left in a well maintained and thoroughly clean state. There are charges and deductions for staying beyond a contract, not returning keys and not fulfilling contractural cleaning and maintenance obligations. Please re-read your contract and the 'Insiders Guide to 2 Butler Street' for more information.
Essentially:
- The Tenant shall keep the interior of the premises clean and tidy, in good repair and condition and in good decorative order.
- The Tenant is responsible for cleaning, maintaining and keep free from all blockages and obstructions all baths, sinks, lavatories, cisterns, drains, gutters, pipes, chimneys and the like.
- The Tenant is responsible for the cleaning of any carpets, rugs, curtains, furnishings or other items listed in the inventory.
- The Tenant is responsible for the maintenance and servicing of all mechanical and electrical appliances listed in the inventory.
- The Tenant is responsible for the cleaning of windows and for immediately replacing any broken glass, howsoever caused.
- The Tenant is responsible for the maintenance of any garden areas and for keeping such areas neat and tidy and free from weeds.
- The Tenant agrees to make good any damage to the Property or to the Landlord's fixtures, fittings and effects or to the common parts caused by the Tenant or any visitor of the Tenant to the Property.
We believe in acting fairly and encourage all tenants to buy some cleaning products (Mr Muscle oven cleaner, CIF bathroom spray, Shout stain remover etc) and thoroughly scrub the place to ensure the maximum deposit return.
In communal areas:
- Don't forget to thoroughly clean bathroom and toilet fixtures and fittings including sinks, taps and shower enclosures. Ensure that any limescale build-up has been removed from tiles, taps, shower screens and toilet bowls (Mr Muscle / CIF limescale remover are good). Sink unblocker (Mr Muscle / Domestos) should be put down any plug holes that contain hair.
- Carpets should be vacuumed and any stains removed - Vanish is good for small stains otherwise hire an industrial carpet cleaner from HSS or Homebase.
- In the kitchen, all cupboards should be cleaned inside and out. And don't forget to clean the top of kitchen cupboards. Dishes and utensils should be clean and placed back into drawers and cupboards (not left on the kitchen drainer). The fridge and freezer should be emptied and cleaned thoroughly.
- The oven should also be thoroughly cleaned ensuring no grease remains on grills and rings etc. Bin should be emptied and cleaned.
- Wooden floors should be free of dust, dirt and any stains. Please use appropriate cleaning materials.
- All window frames and glass should be cleaned with a vinegar based cleaner - inside and out on the gound floor and just on the inside on upper floors.
- Replace missing lightbulbs.
- Marks on the walls should be removed and / or repaired.
- Unplug electrical items, close windows, turn off any heating and make sure taps are turned off.
- The front garden (including path) should be clear of weeds and any rubbish. The path should be swept.
- The back yard should be cleared of any rubbish and swept.
In individual rooms:
- Vacuum carpets and remove stains (see above)
- Remove all belongings and all rubbish.
- Carefully dust blinds and clean window frames and glass.
- Clean all surfaces (including inside wardrobes and drawers - taking care to remove hair!)
- Wash mattress protectors.
- Ensure that no odours linger by airing rooms, washing surfaces and using carpet cleaners.
- Unplug electrical items.
Breakages:
- Ensure broken fixtures and fittings are repaired or replaced with identical matches (unless previously agreed with the landlord/agent).
- Broken or missing kitchen crockery should be replaced with matching likenesses (plain white plates and bowls etc are easy and cheap to come by). Try and replace pans and glasses in matching sets.
Keys:
Should be returned by 6pm (latest) to Stoke Property Shop on the date your contract ends.
Stoke Property Shop is at 130 Boughey road, Shelton, Stoke ST4 2BB. Also, please enclose a forwarding address for deposits to be returned.
Deposits:
Deductions are made for both individual areas and communal areas (which are shared). If there are any outstanding bills, payments or fines due, these will be deducted from your deposit.
A house inspection and inventory check will happen shortly after all tenants have vacated the property. We aim to be as fair as possible and will return deposits within 28 days.
