We aim to be as fair and transparent as possible. Our money people will even allow one 'penalty free' late payment (up to 5 days) so if you're really stuck there's a bit of breathing space but of course, we rather you paid on time..
In short, look after the house and pay your rent on time and none of the following charges will be applied:
Late payment of rent / utilities:
1st time:
- Up to 5 days = £0 penalty charge / Over 5 days = £1.50 each day for any outstanding amount
2nd time:
- Up to 3 days = £10 penalty charge / Over 3 days = £10 + £1.50 each day for any outstanding amount
3rd time:
- Up to 3 days = £15 penalty charge / Over 3 days = £15 + £1.50 each day for any outstanding amount
4th time:
- Up to 3 days = £20 penalty charge / Over 3 days = £20 + £2 each day for any outstanding amount
Over 4 times:
- Up to 3 days = £30 penalty charge / Over 3 days = £30 + £2 each day for any outstanding amount
Additional late payment charges:
- Letter (posted or emailed attachment) notifying of rental arrears over 5 days = £5
- Notice to Quit (posted or emailed attachment) £25
- Home visit to collect rental arrears = £25
Shared room occupancy (more than 10 days without landlord's consent):
- £50 payable towards the households' utility bills. If other housemates request, this fine may increase to £75 payable towards the household's utility bills.
- £100 payable to the landlord towards wear and tear
Other charges:
- £10 admin fee for references / proof of address or residency
- £25 end of contract Inventory Check shared by household
- £29.50 for late return of keys (see moving out page)
- Should you wish to terminate your contract early and find someone else to take over the remainder of your agreed tenancy, there is an admin fee for drawing up new contracts, inventory, agreements etc. Talk to Avi at Stoke Property Shop.
